Investment residence permit in Greece

A residence permit for investors in Greek property or business. The programme allows a permanent residence permit to be obtained by investing in an eligible asset. The investment has to be confirmed every year at renewal. Family members may be included separately in accordance with Greek family law.

Documents to gather

Documents to be filed with the application for a Permanent Residence Permit Investor:

  • Passport or travel document (certified copy)
  • Four recent colour passport-size photographs on paper and in digital format (CD, JPEG2000)
  • A valid Greek national visa or residence permit
  • A certificate from the land registry confirming that the property is free of encumbrances
  • A notarial certificate confirming the details of the purchase or lease and confirming the investment
  • An insurance policy from a private company covering all health and safety risks
  • The property purchase contract (for the purchase of housing)
  • The lease agreement, the hotel licence and the investment documents (for tourist accommodation)
  • Development plans, building permits, contractor invoices (for land projects)
  • A timeshare contract for a minimum of 5 years stating the annual income (for timeshare)
  • A certificate from EOT (Greek National Tourism Organization) for tourism projects
  • A certificate of the address of residence in Greece

Renewal and the grace period

The permit is subject to renewal. At renewal you have to confirm that the investment has been retained: either keep ownership of the property, or prove that the lease agreement continues (for tourist accommodation or timeshare). You must submit an updated insurance policy, four photographs, copies of every page of the passport and of the documents used during the previous permit period. The electronic fee at renewal is EUR 2,000.

What is the minimum that has to be invested in property?

Which fees have to be paid apart from the investment?
The state fee for the stamp on the electronic document is EUR 16 when the application is filed and at renewal. An additional electronic fee of EUR 2,000 is paid only when the permit is renewed.
Is insurance required and what are the requirements for it?
Yes, an insurance policy from a private insurance company is required, and it must cover all health and safety risks in accordance with the requirements of Greek law.
What has to be done when the permit is renewed?
At renewal you have to prove that the investment has been retained (the property remains in your ownership or the lease continues in force). You must submit an updated insurance policy, four new photographs and copies of every page of the passport for the previous period of validity of the permit.
Which types of investment are accepted under this programme?
The following types of investment are accepted: the purchase of residential property, the long-term lease of tourist accommodation and furnished houses (a minimum of 5 years for timeshare), and the purchase and restoration of land plots in accordance with building plans.
